Leasing From TRF
What’s included in a lease? A half lease (which will always be on-site at our farm) gives you exclusive use of the horse a set three days of the week. There may be restrictions, such as requiring that you take at least X number of lessons a month or not trail ride a horse that doesn’t do well on the trail or not jump above a certain height, and you will always need case-by-case permission to take the horse off the property, but you are overall pretty free to do what you want on your days. A full lease may be on or off site, but gives you exclusive use of the horse full time. There may be the same types of use restrictions as with a half lease, and you will need prior permission to take the horse off property with an on-site lease or change the horse’s place of residence with an off-site lease. All routine upkeep is included in an on site lease whether half or full, and for off site leases we typically cover the coggins and the set of vaccines that our horses receive at home.
How are lease prices set? At minimum a half lease will involve evenly splitting and an on-site full lease will involve fully covering the horse’s upkeep cost. Remember, you are getting exclusive use of the horse half or all of the time; yes, you’re absolutely going to be splitting or paying their upkeep for the time you’re leasing them! Depending on the value of the horse, in some cases the price will be slightly higher than its half/full monthly upkeep cost to incorporate a small fee based on the horse’s value. Prices for off-site leases will be based on the horse’s value plus the anticipated cost of the set of vaccinations and coggins that are included in the lease.

Large Pony Gelding for On-Site Half Lease Only
Pepper is a 14hh 13yo POA gelding who is currently ridden by eventing and showjumping kids but could probably play in any ring. He is a more forward ride who has a good work ethic, so he is best suited to a kid who has the body control to not give cues they don’t mean to give. He seems to have an auto change at least as long as the rider is balanced, and appears to have the scope to do BN eventing/2’6” hunters/.8m jumpers although we don’t have any kids his size jumping that height currently. He spent his early life trail riding, chasing cows, and popping over logs, so he’s quite confident out of the ring over terrain and natural obstacles.

Sweet Flat-Only Mare for Half or Full Lease
Sage is 8 years old and roughly 16 hands. She spent a season absolutely cleaning up in the hunter ring with our students before a pasture accident led to the discovery of an undisclosed old injury with which she should not be jumping. She was already being groomed to be our adult beginner horse’s eventual successor due to her calm and sweet temperament, but with her off of jumping lesson duty and the one she’s supposed to eventually replace still going fairly strong, our lesson string is currently a bit bottom-heavy with flat-only horses and she could use more work than she’s been getting.
She may not be allowed to jump anymore, but she’s one that if you don’t bring home a primary color in the hunter/eq flat (and groundpoles) with her you only have yourself to blame, and now that she’s limited to flatwork we’ve informed her that she’s going to become a lower level dressage schoolmaster too.
Sage also enjoys the trails.

Kick Ride DraftX Schoolmaster for On-Site Half Lease Only
Atticus has been a mid/upper level dressage horse, an old lady’s trail horse, and a beginner lesson horse in his career, and the kid who’s been half leasing him has now moved up to something younger and spry-er, so he could currently find room in his schedule for a new half lessee.
Atticus can still do all his lateral work but does not compete above Intro anymore as his arthritis is more comfortable in a low level frame and one canter lead bothers the old injury that ended his dressage career back in the day. He puts on a grumpy act and knows every (low effort) lesson horse trick in the book, but becomes fond of the students who ride him the way he likes and the young horses he gets voluntold to babysit in turnout, and is extremely safe with comfortable gaits. He has fun mid-level buttons for a non-competing dressage rider who wants to play with them at home and doesn’t mind not being able to ride full tests, but he’ll also safely pack you or your kid around shows at leadline through Intro dressage or leadline through W-T groundpoles hunters/equitation, or around the trails. Could probably also do paradressage for the right fit as long as you’re able to come here instead of needing him to go to where you are.
No jumping above groundpoles.
At 15.3 and a draft cross, he is not too far off the ground but still able to take up leg and carry some weight.

Although we haven’t listed all of them as available, we have lesson horses ranging from 14.0hh to 16.1hh with skill sets that include both dressage and/or jumping, whose schedules can often be arranged to make space for on-site half leases to advanced beginners and up. In rare cases a full lease (on-site only) may be considered.
Half leases include use of the horse three days per week. Pricing varies by horse, and in some cases is as low as simply splitting the cost of the horse’s routine maintenance (all arranged and provided by TRF) with us. Terms of the lease will vary based on the horse, the rider’s experience level, and the rider’s goals, but in most cases the lessee will be required to take weekly lessons with an instructor approved by TRF.
